You actually live off of Elm between Malcolm X and Good Latimer?

The closures would only be from 11 PM - 3 AM on literally 2 nights of the week. As the article states, city officials should look to successful examples in Austin and Fort Worth.

Re: Deep Ellum 1.0

Ironically, more people around literally will lessen crime. I lived in New York for a while and I was always amazed crimes even happened in Manhattan because I couldn't fathom how- every street, every block there are people 24/7. You always have witnesses, and it makes you feel so much safer. If th...

Re: Deep Ellum 1.0

The thing is no- people inherently in Dallas do not want real urban vibrancy or even any sort of chaos or population density, they want the bars and restaurants to feel exactly like the places they grew up in in the suburbs while having slightly more architectural character. I really don't get it w...

They even described how it peacefully ended in 30 mins when people were able to filter out and started going home at the end of the report. You mean like every other bar scene in town! There's a whole lot of fear-mongering in this news story: http://dfw.cbslocal.com/2018/06/24/hundreds-packed-deep-ellum-street-raises-concerns/ Packed, vibrant streets filled with people? Oh, the horror! I don't get it, Dallas. Do you want a vibrant city center or not? There are ways to manage issue...

Re: Uptown Dallas: Business Openings and Closings

That whole development where Jakes and Trophy Room are needs to be bulldozed and redeveloped. It's just awful and the sidewalk there is not adequate. I don't think Trophy Room's building can be demolished. If I'm not mistaken, the building has a historical plaque on it. Same thing with the building...

Good based on what I hear things have been getting out of hand with these clubs again. This time though you open and if you can not manage problems then you get shut down when your SUP comes up for renewal. I just hope there are a few more discouragements to clubs like this. I have been to Bottled ...

Re: Could Dallas land Amazon HQ '2'?

That 93% was due to endless highway expansion by city/regional/state planners, not some magical "free market" choice between cars & trains. The population growth didn't occur out of thin air. LOL. Yeah, everybody moved to the suburbs because of some giant government conspiracy. Ok.......

Re: Could Dallas land Amazon HQ '2'?

That "no transit" thing is going to hurt them badly when stacked up against other options and they are too far out of the wedge. Since DART was created 93% of the population growth in the DFW metro area has been outside of the DART service area. DART doesn't even serve the entire metropol...

Re: Mid Elm Lofts

It's just sad that Tim Headington put a huge hole in what was one of the best continuous facade pedestrian zones that could have been when he built his department store with a giant valet lot. Hopefully one day it will make sense to float some building over the valet area. These buildings look grea...

Re: Downtown Dallas: Retail

Yes, the scale of that building is perfect for that corner. But I won't hold my breath when it comes to Headington, especially what they've done to the Elm side behind Forty-Five Ten and that God awful driveway. This is what I'm worried about. His idea of an upscale Davis Building (Joule Residences...

Re: Downtown Dallas: Retail

The building is a turd, but the scale is about right for the corner. It could certainly use a massive face lift. But if it does get torn down, Headington better have something going up on its heels. Clearing the land simply so it's 'ready' would be very bad. Headington already has blocks of parking...

Re: Downtown Dallas: Retail

1301 was built in 1961 and includes the basement that was Empire Rock Bar. Would not be surprised to see it torn down this year although it's really not much to look at. They could always remodel it instead of tearing it down. And since the building is at least 50 years old (57 to be exact), isn't ...

Re: Uptown Dallas: McKinney/Boll Tower - 2614 McKinney Ave - (18 ST)

I was curious about parking demand in these places, so I checked out some census data on the number of vehicles kept at home. Uptown currently averages 1.42 cars per household. So the code requires providing more parking (1.5/unit) than Uptown residents actually use. Wasteful. To the extent that pa...

Re: Downtown Dallas: Retail

Why is High end sad??? It's bad when it's over-saturated. Too much of one thing is bad. There seems to be a lot of turnover with restaurants here and what most of them have in common is that they go overboard with upscale, yet their food is overpriced and underwhelming. We need variety in Downtown,...

The party scene is simply growing up. It's like graduating college or something. Yes and it's great that it's transitioning away from Uptown. However, I'm not too confident about its replacement. Uptown doesn't have enough residents to support existing business nor is it a unique draw in comparison...

Re: Uptown Dallas: McKinney/Boll Tower - 2614 McKinney Ave - (18 ST)

Uptown isn't really dense enough to guarantee a lot of activity. It's still going to be reliant on drawing people from outside the neighborhood to create a decent level of street activity, regardless of how auto-oriented it is or isn't. Uptown is decently dense in terms of buildings and height, but...

LoMac has so many semi-urban towers with fancy steakhouses with valet drive thrus out front. The city should have not allowed it start developing that way. It's not going to generate much walking unfortunately. I still cringe at the horrible suburban Truluck's plopped right down on that street. Who...

I hope Uptown can still attract enough people so that it is not a complete dead zone though. As an urban neighborhood and one that continues to become denser and more walkable, it shouldn't become a complete dead zone. You don't need a party scene to have vibrant street-life, but then again, this i...

Re: Uptown Dallas: McKinney/Boll Tower - 2614 McKinney Ave - (18 ST)

I really wonder how it will hold up now that it's no longer as unique. I think it will become more of a ghost town after 5pm now that the small group of very loud condo owners are trying to get everything shut down. It's becoming more office and residential focused. Honestly, downtown Dallas seems ...
