Re: Las Colinas/North Irving Development

A little bit of info on the Pioneer Natural Resources new HQ at Hidden Ridge.... http://www.bizjournals.com/dallas/news/2016/12/01/oil-deal-could-help-pioneer-begin-its-new-100m.html?ana=e_ae_set1&s=article_du&ed=2016-12-01&u=OoE2smy%2FwUT2h17eHWFsdw031e353e&t=1480627381&j=76622571

Re: Las Colinas/North Irving Development

Yes, Cafe Herrera is the latest restaurant to commit. They will be taking 1 of 2 spots on the water, the other is The Londoner Pub. I think Cafe Herrera is a good addition for Water Street. Although I will say the timeline seems a bit off to me. This development is already ahead of the Irving Music ...

Re: Downtown Dallas: Forty Five Ten

I really love what Santa Monica has done both in terms of parking and closing off 3rd Street to vehicular traffic. They turned it into pedestrian only and the result is a great walkable area with tons of restaurants, retailers etc... It's an incredibly desirable area for retailers (it's also a block...

Re: Frisco: Wade Park

It's so funny... I went past this development this morning on my way past all the other developments. There was tons going on over at Legacy West, lots of workers on site, drove past The Star and saw the same thing, lots of activity, next door at Frisco Station lots of heavy machinery in motion, and...

Re: The Union

^ That'll be a nice addition! The culturemap article is slightly wrong though, in that Dallas will be the 4th city in TX to get the concept and not the 3rd. North Italia will be opening in Plano at Legacy West next year. I think had they not opened True Food in Preston Center it would have been an i...

Looks like Blue Sushi Sake Grill will be part of the M Line Tower (along with Cafe Express of course)...

Re: Las Colinas/North Irving Development

The steel framing has been going up the past 2 days at IMF for what will house Alamo Drafthouse, Gloria's and YardHouse. Nice to see more vertical construction! On another note, I am surprised that neither IMF nor Water Street has been able to land a coffee shop. You'd think a Starbucks or Dunkin Do...

Re: Victory Park: Katy Station (310 FT / 30 ST)

This one is turning out much better than I had anticipated. I remember how much concern we all had because they wouldn't release a rendering. Not saying it's anything spectacular but it's nice enough and I love the height!

Re: Las Colinas/North Irving Development

Here's a YouTube video that I came across regarding Eco Dev in Las Colinas. At about the 3:20 mark you can see a rendering for the proposed Urban Tower III. Although it does appear to be about 17-20 stories instead of the 11 the Chamber had indicated... https://www.youtube.com/watch?feature=youtu.be...

Re: Las Colinas/North Irving Development

It looks like Bar Louie has been added to the mix for Irving Music Factory. There's going to be some tough competition for customers between Bar Louie, YardHouse and Thirsty Lion Gastropub. They basically all have a similar concept with similar menu. Whomever has a better patio and better drink spec...

Re: Las Colinas/North Irving Development

^^ All assuming they pull the trigger and actually build it. But totally agree with you on giving the council more leverage! Maybe this will spur Gables to think about doing a high-rise on the vacant lot next to Water Street with some additional ground floor retail. I know it's a long shot, but woul...

Re: Las Colinas/North Irving Development

Many of you doubted it but I knew it was just a matter of time before someone realized the opportunity here in LC. There is definitely a market for this! This is the reason you stop giving all your prime spots away for basic 4-5 story apartment complexes.

Re: Las Colinas/North Irving Development

The Chamber was nice enough to email me back regarding the proposed office tower. Here's the scoop... It's called Urban Towers III, only 11 stories, 310K sq ft, scheduled to start in 2017 if they can get it 50% pre-leased. We know how that goes! Not sure whom the developer is but surprised they have...

Re: Victory Park 3.0

I wouldn't be surprised if they removed all of that in an effort to appease the office tenants! It was pretty cool when they first went up. I remember they'd all go in different directions and then come together to show some cool artwork etc... Then they finally stopped moving and they just placed t...

Re: Las Colinas/North Irving Development

Modern Market is very good. Pollo is terrible. I did try Pollo, I wouldn't call it terrible, but it definitely did not blow me away and I have no desire to go back. How much space is left in this shopping center? Modern Market and Zoe's Kitchen are good additions, but the rest of the tenant lineup ...

^^ Yes, it does appear to be recent and modern. Everything they have in the lobby is recent and or projects that they're specifically working on or trying to attract. Re: Las Colinas/North Irving Development

I thought it'd be cool had Pioneer decided to stay in the Urban Center and built a new high-rise. Instead of two 8-10 story buildings I would love to have seen a 20 story building. They could have located it on the lake within the proposed North Shore development and really got that development goin...

Re: Las Colinas/North Irving Development

If you haven't been by the Irving Music Factory yet, the scope is actually much bigger than it looks in the renderings. Just the band shell / stage for the Live Nation Pavilion, which is going up, is quite a bit larger than I thought. Anticipated opening is Labor Day Weekend 2017.

Re: Irving: Comprehensive Plan

Hey Muncien,

If you click on the agenda packet you'll find it in the details... It's under Resolution 16. If I remember correctly the land they assembled was basically the old stadium parking lots north of 114 and including the Central Freight facility.

I have eaten at Pollo twice now and to be honest I can't see myself going back soon. As you mentioned I was completely underwhelmed and the food was so bland. I was also disappointed that the interior finish out seemed to be quite a bit cheaper than the location they had just opened in Southlake. Sp...

I'm back!!!! Yes, permits have been pulled for Whole Foods. It's a go which is nice to see. That shopping center is dead on weekends and in the evening so it'll be nice to have some activity when WF opens.
