I know the pandemic challenged a lot of urban populations for all the reasons we know about, but I also wonder if / how much of this is due to the widely reported undercounting of hispanic and black populations in 2020 census. Anyone have any real idea?

One argument is that they're not building on it because of the urban-sucking monstrosity that is the current convention center and that the two need to go together (modern center connected to its surroundings + surrounding restaurants/housing/nightlife/etc.)

I agree that segment / trend isn't absent here, but the business-driven growth is likely more substantial, just based on F1000 presence alone, not to mention SMBs and service firms.

And what does that mean for those 80s office buildings? Do they require a new investor to put in capex to make them competitive with newer product? Should / can they be converted to residential?
