I agree that segment / trend isn't absent here, but the business-driven growth is likely more substantial, just based on F1000 presence alone, not to mention SMBs and service firms.

And what does that mean for those 80s office buildings? Do they require a new investor to put in capex to make them competitive with newer product? Should / can they be converted to residential? Hillwood is always so underwhelming. I've asked it before and I'll ask it again - why can't Dallas support 50 stories plus projects? I mean the area is adding 1.5M residents per decade. One thing that I've noticed is just how many projects have been announced, renderings released, (in some instances) fences put up, etc. but no dirt has been moved. Not entirely sure what to make of it, aside my from impatience.

Yea that's shocking, especially given they're charging some of the highest rents in the market and the area is still underdeveloped for residents (i.e., next to North End, empty lots, etc.). With those numbers, how are we not seeing residential towers breaking ground in adjacent lots right now?

I wish that this was going to be at least as tall as Museum Tower across the park. 30 stories is not very tall. Dallas just can't seem to get any traction on height. I totally agree. Probably a toss up. Construction can bring a lot of headache - especially for retail - but increased development will up this area's sex appeal. I think uptown, particularly the VP / Harwood / lower McKinney area of uptown is a good case in point. Virtually all of the new and existing office develop...
