Re: Henderson Avenue Corridor
I am sure "at lease" means they have a deal for which a lease is being negotiated but not yet signed and "available" means no active deals in the works.

Re: Downtown Dallas: Comerica Bank Tower
Has anyone seen floor plans for any of these office-to-residential conversions? Curious to see how efficient they are, as it seems like they lose a lot of square footage due to the width of the floor plates and limited glass.

That suggests the residential and office are on different timelines (normal) and that they'll start moving occupants into both spaces before each area is 100% complete (also normal). Is that the distinction you're missing?

This is good news for this building considering that it has 1.05 million Square feet of available space as of June 1st and is only 17.4% occupied making it the most vacant large office building downtown. Folks, there is a ton of mechanical equipment that has to go into the top of the building before they can close it up with glass. There is no "struggle" or delay.

Pretty sure the restaurants listed are hypotheticals on what appears to be a sign permit submittal drawing. I doubt any of those are committed yet. Except Ascension of course.

http://www.dallasnews.com/business/real-estate/2017/03/31/ross-avenue-remake-will-bring-acres-new-retail This article is just about general development on Ross, but it also mentions 2000 Ross. Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
There won't ever be a supertall in uptown because of FAA regulations. This site is probably the closest a supertall could possibly get to uptown. Also, the city is planning to extend KWP to field street , which will actually connect uptown to this site. I don't think this is accurate, since Woodall...

Re: Parking Garages
I don't see how this activates anything. It's simply a garage. Outside of 8 am and 5pm I would expect little use of the garage / cooridor area for the remainder of the day. There's nothing that draws ppl to that area. Retail at the bottom would've help. This building will continue to be a dead zone...

I have been in and it definitely is a high end store. Not for me, but frankly none of Headington's retail is for me. For that matter, very little of Highland Park Village is for me either! But while I don't shop there I can appreciate what he is creating, and I certainly hope it is successful. I thi...

Re: Dallas Bankruptcy Threat
Museum Tower sold another three units in December 2016. I think this brings them up to 75 sold, only 40 left. 65% sold 49 months after the building opened. They continue to plug along right at the 1.5 per month pace. IF they can continue this pace of sales, they would be sold out in a little more t...

And to add to dukemeredith's list of proposed development around Fountain Place, remember that Headington owns all of that surface parking and the parking deck on the right. I have not heard or seen any plans from them yet, but maybe they will focus on these parcels now that Forty Five Ten is open.
