I saw the observation deck last night (Monarch's GM Matt gave me a tour). It seemed to basically be the restaurant's event space and not something necessarily available to random sightseers, but "observation deck" is how he referred to the space, so who knows.
Those views from the freeway are those driving through Dallas. I'll gladly take the inward views as I walk through these neighborhoods actually living in Dallas. Exactly. It's promising that the city and its developers are starting to prioritize people in neighborhoods over long distance commuters.

I'm fine with the scale. It's a pretty solid quality building that incorporates some of the old and removes a big empty, ugly lot. Fill up the rest of Ross with stuff like this, rather than more fast food restaurants and drug stores.
I wonder if the city is subsidizing the affordable units or if their cost is built into the overall pricing, i.e., the normally priced units are acting as an endowment for the affordable ones.

With 750,000 SF of new space it at least *seems* like this could be more West Village-like in its density. Anecdotally, part of the appeal of moving here from NY, CA, etc is that you don't have to continue to be a condo person. It's out of necessity that New Yorkers cram their existences into 900sf apartments.
I would think they might film a unique line for each major metro area and then play that specific ad in that geographic area. With technology it's much easier to target ads that way these days. They probably picked a restaurant off a list without too much thought, hence the neighborhood name gaffe....
