Requiring more affordable/subsidized housing in Collin county will aid the workers far more than retaining a highway so poor people from South Dallas can get to a job on Coco....

^one possible outcome is a more sustainable employment center and higher standard of living. The real estate payout could increase downtown area population by thousands. More workers, less travel time, higher concentration of jobs and amenities.

When did an I-345 tunnel/trench become a viable option? This is so silly. Either eliminate I-345 or rebuild it. I absolutely prefer rebuilding I-345 with a much smaller footprint, two interfaces, one with each downtown street grid.

The next step for ERCOT is a big one, that's finding a way to become an exporter to all neighboring power grids. Federal and International regulation will be a bigger challenge than building natural gas plants with next to zero emissions. Sell electricity, not gasoline.

Winterizing is the easy part.

Maybe the fancy new batteries they're coming up with will give ERCOT enough of a buffer to ride out the next deep freeze.... I know people in the Panhandle who talk about shopping trips to Dallas, Galleria is always mentioned. North Texas population is closing in on 8 million, but the trading area includes another 3+million... That probably helps The Galleria.
