When did an I-345 tunnel/trench become a viable option? This is so silly. Either eliminate I-345 or rebuild it. I absolutely prefer rebuilding I-345 with a much smaller footprint, two interfaces, one with each downtown street grid.

I know people in the Panhandle who talk about shopping trips to Dallas, Galleria is always mentioned. North Texas population is closing in on 8 million, but the trading area includes another 3+million... That probably helps The Galleria.

Would also be nice to have a compact residential couple of blocks unencumbered by nonresidential entities so neighbors can get to recognize each other. With so much adjacent activity within walking distance, the quite zone is a benefit.

I've become acquainted with many homeless and near homeless people, and quite a few would need help getting on the right bus to go a couple miles and help getting on back.... most really have no need to travel more than a mile from their bedding. I've learned there's little need for public transport...
