Agree completely...... 17 levels underground? The only way to access the platform would be via elevator of course. Very expensive and adding what...maybe 15-20 minutes just to get down to the train as you wait for an elevator. I get claustrophobia just thinking about being that far underground.

This strikes me as a "vanity project" along the same lines as the supertall projects in Arabia and China. There is no reason for a 100 story building in OKC.

The residential tower makes sense if funding can be arranged. The office tower does NOT make sense due to the high vacancy rates here and in most US cities. Another apartment building or hotel may be more appropriate.

The Y is nothing as far as the building itself ( ugly ) but it is a community asset for Downtown residents that make it attractive to live there. Gods....I want to be optimistic but this is looking like another Valley View Mall situation. Great location but for whatever reason no development. The building will crumble until it is demolished. Then another big empty lot.

I don't like "copy-cat" designs but these towers would look good attached to NorthPark Mall. Smart modern designs. Either hotel, office or residential buildings would provide a needed shot in the arm to the mall.

These projects converting older office buildings to residential are SO exciting ( to me anyway ). Just watched the YouTube video......WOW. There is enough blame to go around on this fiasco but how is it that the City has not just seized this property long ago and torn this down ? Is someone paying taxes on the land ? This looks like something you would encounter in Detroit not in Dallas.

What's the holdup here? My guess would be something related to the CBRE deal, but that could be 180º in the wrong direction, so... No...that is most logical as no construction will start until the CBRE agreement is finalized ( a guarantee for the construction $$$). Wish they had included residential...

Wow...I had completely forgotten about this project. Somewhat disconcerting that there is a three year difference in the opening date between the DMN article and the Intercontinental Hotel website but that could be explained by the pandemic which delayed many projects. I have always liked this tower.

Off topic.... but I am very happy to see owners continuing to re-purpose these buildings ( Bryan Tower, etc.) into residential or hotel use. Takes empty office space off the market and brings bodies Downtown. We have done a pretty good job of that in Dallas so far.

So.....as I remember the lower level loft style apartments were originally intended as affordable ( somewhat ) residences for artists. Fast forward to 2021 and now they are hotel/apartment units that will go for $200.00 per night. How very Dallas. Beautiful building though.

Agree completely. 4 BILLION dollars to rebuild a structure designed for an industry that is dying a slow death ( even pre-pandemic ). This is the last thing Dallas should be using that amount of money for.

Exactly right. In San Antonio they have small buses that look like trolleys. They operate completely separately from the municipal bus system and link all the hotels in and around Downtown with the Riverwalk and other tourist destinations. I remember them being cheap too.

I think the Galleria has survived better than most malls is because it is not just a suburban mall, but is a mixed use complex. Strange bump to this thread I know but I have lived in both Manhattan and San Francisco and seen how the demise of the West End highway and the Embarcadero freeway went largely unnoticed by the commuters ( they simply found alternate routes )but the land values / development exploded in these areas....

Well the article mentions 3000 parking spaces underground but does not mention a ballroom or event space associated with the hotel and that would require large amounts of parking. They can easily set aside 100-200 space for hotel visitors.

They have gotten as far as removing all ( or most ) or the marble. So far none of it has been replaced. Having spent that much time and money on this project I can't imagine it would be abandoned but who knows.

Still the problem is that rents are much higher than what it costs to buy a house in Dallas. I bought a nice house in Casa Linda last year. I pay almost half of what a rent on a high rise in Uptown or Victory costs. I realize many folks would prefer to rent depending on their personal financial situ...

Although I am not in the construction biz.... what I have heard from folks that are say that there is such a demand for construction materials, workers, and even construction cranes you can have all the funding in place for new projects but have to wait until you can get a construction team in place...

Has anyone considered moving the Farmers Market to Fair Park ? It's grown smaller and the area around it filling with high end residential. Eventually the land will be too expensive for the Market and it would give Fair Park year round activity.....on the DART line as well.
