Yeah, it's the same 15 or 16 panes of glass across the end that appear in the rendering. The external louvers have no structural function so they could be mounted on the outside later this year.

If YTD national, state, and Dallas employment growth are negative, but landlords aren't interested in lowering their rates to that degree, then you would expect downward occupancy to happen before downward price pressure can result in an agreeable price.

That's almost always the case because the best labor statistics are updated by the feds and they do them by MSA, not by combined MSAs. San Jose is almost 50 miles from both San Francisco and Berkeley, and in a different MSA, even though some of the suburbs in the middle can commute to both.

For casual forum readers, 120 basis points is 1.2%, so their measurement of our current rental market (not the total housing market) is based on an Intown inventory of 13,500 ( = 162/0.012) apartments and an Oak Lawn / Park Cities area inventory of 18,500 ( 222/0.012)

They have FAA permission for 626', which is not the rendering above, because that one was head and shoulders lower than AMLI across the street, and AMLI is 562' --

It does look cheap to me too but if budget was the chief concern then I wouldn't want the likely alternatives either (a cheap looking brick or stick-on stone veneer). The four-star hotel stacked between the office and multifamily chunks would be nice if it happens. Could it help convince Hillwood to try something more multi-functional, if it worked here? Is this the same thing as the 30 story tower or is that next door on the same site plan? That's 2401 McKinney (Trammell Crow with Pickard Chilton designing). But GFF is also the designer of 2500 Cedar Springs upcoming for the Ryan Companies. And behind that is the planned Quadrangle redevelopment.

Yeah, places like SoCal with no appearance on that list/graphic have a much more robust business ecosystem than others like XNA/NWA. Wonder how many more decades until Walmart and Amazon's annual topline revenue (the thing that F500 measures) will go the way of Montgomery Ward and Kmart.
