The only thing I can think of is that Hines included the elevation of Victory Park in that 689 number that is listed in the development plan. Yea I always believed Dallas was a shit city for condos, but I'm starting to think developers might've just been doing them incorrectly this entire time. I think if you're close enough to HP, and you're right on the Katy Trail...it's probably going to be a good sell.

I'm sure financing hold ups unfortunately. It's gonna be some tough years ahead. I think this does get built eventually, but could be 3-10 years before constructions starts. (Red Development did eventually build the Union in Uptown, I believe they started construction 7 years after announcing it).

Even the larger developers are putting things on hold from what I understand. Goldman Sachs and the new Bank of America building barely received financing to start from what I understand.

I maintain that a properly built rapid transit (heavy rail) system would do incredibly well in Dallas. The issue is that a properly built system with well placed stations is unlikely to ever get the funding, nor get past the red tape to ever be built. It's quite a shame.

I really don't think this building has enough retail in my opinion...I'm sure Trulucks will take up at least 90% of the 15,000 sq. ft. designated for retail. But other than that small critique, I think this is a really solid project. Definitely a massive improvement over what is currently there.
