As long as there is sufficient term remaining on the ground lease (i.e. 40+ years), the ground lease itself should not limit to what can be built. I'd guess that they are working to extend the existing ground lease with the land owner. They need a minimum of 40 years (preferably longer) of remaining term (including lessee options) before they could realistically start redeveloping the site.

Building looks great. Fogo seems like a very odd choice for a restaurant there. I'll be curious to see how long they last there. My guess is that they won't make it more than 3 or 4 years at most, but I could be wrong.

When the uptown store was closing, an employee there told me that HEB had also purchased the 2 buildings behind the grocery store - the Manny's and Pancake House buildings.
