As long as there is sufficient term remaining on the ground lease (i.e. 40+ years), the ground lease itself should not limit to what can be built. I'd guess that they are working to extend the existing ground lease with the land owner. They need a minimum of 40 years (preferably longer) of remaining term (including lessee options) before they could realistically start redeveloping the site.

Building looks great. Fogo seems like a very odd choice for a restaurant there. I'll be curious to see how long they last there. My guess is that they won't make it more than 3 or 4 years at most, but I could be wrong.

I'm not the creative type, but 1401 Elm, Elm Station or Elm Place would have all been better alternatives, in my opinion.

It still bugs me that they're naming it "The Drever". The name has nothing to do with Dallas. I get that when I invest $240MM to redevelop a vacant skyscraper with an asbestos problem, I can name the building whatever I want... but when some 80 year old dude that looks like the Monopoly Ma...

When the uptown store was closing, an employee there told me that HEB had also purchased the 2 buildings behind the grocery store - the Manny's and Pancake House buildings.
