Re: Oak Lawn: 3900 Lemmon

This is exactly the type of development the city needs in these neighborhoods to keep growing and maturing. Hope it gets done

Re: Uptown Dallas: Central Market at McKinney and Lemmon

I'm not proposing that any private party be compelled to do something of course, but you'd think that the city could create clever incentives that push development in the right direction and disincentive this type of thing in key parts of the city. Again some semblance of a land tax would probably b...

Re: Uptown Dallas: Central Market at McKinney and Lemmon

It's amazing that they are able to buy an urban grocery store in one of the most dense parts of the city, shut it down, and just sit on the land for 7 years. I'm not sure what the city could do to change that behavior - it's their prerogative to pay those carry costs to preserve optionality - but de...

Re: The Carlisle on the Creek

Our competitor second tier cities like Miami or Chicago (i.e. not NY or SF) are announcing new high rises seemingly every week (despite the headlines out of Chicago, the urban core continues to grow.). The post-COVID landscape of the US is shifting and Dallas should be doing everything it can to tak...

Re: The Carlisle on the Creek

So OLC is going to kill this deal because they think it's too tall? "A height increase can't be justified"? On what grounds? Once again why does OLC get to have a say on the height of buildings in the urban core of Dallas? I too would like to offer or withhold support for this development ...

Re: The Carlisle on the Creek

It's not unreasonable that citizens, especially those directly affected by new development, might have some voice in the new development process, but it can't be the case that these types of groups can be stymying growth and investment on their own. The growth will certainly go somewhere else, but m...

Re: The Carlisle on the Creek

Does anyone have good history on the OLC - its mandate, its purview, its ability to bind parties to its conclusions? I'd love to understand better how it works and what the genesis of the organization is. Why is this non-governmental body of citizens able to hamstring growth, investment, and density...

Re: Uptown Dallas: Business Openings and Closings

They should focus on expanding their square footage, not the parking lot. It's the building/patio size that caps the amount of business they can do, not the number of parking spaces. Though if they create a private dining area, then maybe their thought is that those patrons are much more likely to d...

The Economist had a great write-up on this very topic last year. Parking requirements are often poor public policy.

Re: Uptown Dallas: Business Openings and Closings

Walked in late to the Oak Lawn committee meeting on Tuesday, but I think this was being discussed and I think we're going to see a parking lot. Maybe someone else can confirm

Pretty amazing that with all the development and density in this area and our point in the cycle, that the grocery store site just sits idle. Huge potential exists there.

Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt

Not a lot of news here other than the architect, right? Note that this piece was published two days after an article about a tour of Perot's new Turtle Creek office. And this article even references that this is on display in the Perot office. Did DMN just see an unpublished rendering as a good atte...

Re: MATA: M-Line Trolley

I don't mean to cause any offense but what is keeping DART from purchasing the line and running modern street cars? This line is obviously a success but it seems it could become a much more viable commuter option with larger trains and a more frequent schedule. Or would the introduction of fares ki...
