The general trend seems to be that big cities have too many dispersed ground floor retail spaces mandated by zoning now, and its contributing to a lack of critical mass where you would actually want ground floor retail, like on the major streets. I think it's fine as is.

I would hope they would stay in the CBD close to DART, a community college is going to be a consistent provider of foot traffic and people buying coffee and food, and having it close to rail will encourage ridership and reduce parking/congestion issues.

I think you'd also have to consider how consumption patterns differ too. 10,000 hotel rooms, occupied by people who eat out almost every meal. That's more restaurant demand than a residential suburb. I don't agree with the premise because they took these statistics during the middle of the pandemic and cities are coming back.

I always loved the way those buildings looked. Like the poster above, they are kind of 1970s but in a good way. Buildings with glass that's not blue or dark/silver are pretty rare.

Google streetview going back to the year 2007 shows 2800 Taylor being occupied by a printing company.

This just seems like the kind of place you'd expect a midrise residential building to pop up, so it seems plausible.

Is Houston really outpacing Dallas in terms of "urban" development, or is it just that in Houston this kind of development is way more concentrated in the central city and tends to be taller ? Houston development also gets more press perhaps, and HAIF has more active posters than this site...

I'd think the future extension southwest will add more users since its an employment hub. People who work in downtown offices may work remotely more often but fewer people in medical facilities will do that.
