Personally, I believe the stretch running from 121 to 75 will be filled with office and mixed use developments. Suburbs are in. If any area is poised to start taking relocations and expansions it's this one.

I went to take a look at the Tulsa project, some great shots on Google Maps and it looks really nice and obviously well used. Extensive use of native plants and lots of trees. Saw the tower this morning while driving into downtown, from the I-30 ramp turning north onto I-35, dome shining bright in the sun like a brand new penny.
