Re: Knox District: MSD Capital - Knox/Travis - 28/27/9 stories
So excited about this project, I think it will further cement this area as a crown jewel of Dallas real estate. That said, the quantity of dump trucks and tractor trailers speeding down Knox every 2ish minutes is insane. Can’t believe the city didn’t require them to head down Cole to Fitzhugh or som...

Re: Uptown Dallas - Field Street Development [North End Apartments Site]
While I would say the North End Apartments site is a lock at this point (too public to turn back, barring any political blowups), I think the final design of GS' space is going to surprise/disappoint a lot of people. 8-12 floors (still 600-800k SF) feels more likely based on their most recent office...

Re: Downtown Dallas: 2000 Ross Project
Trammel Crow Center (2001 Ross) sold recently for north of $600 million, and I believe the sale included 2000 Ross. Hopefully a new developer will push forward on the green space and cover up the building's "asshole" lol. Also including a pic from end of February I forgot to post, showing ...

Re: Deep Ellum 1.0
Not sure it would work here, but they could maybe try something like Beale Street in Memphis. They were having similar issues and started charging a nominal ($5ish) cover to enter the area through security checkpoints. Seems like that would cut down on the loitering crowd / minors who seem to be cau...

Re: Corporate Relocations/Expansions
I think on talent there's a few things to note. Let me know if you disagree! 1) These non-HQ locations are generally very bottom heavy, even more so than the normal pyramid structure already in place at a bank. Levels above middle management are still concentrated in NYC. 2) I think ~ generally ~ (t...

Re: Corporate Relocations/Expansions
If I was a betting man I’d put the house on the new Goldman office being in Uptown or on the edge of downtown closest to Uptown. You have to remember $40-45 PSF Dallas rents are nothing compared to the $80-100 PSF you might pay in Manhattan. This is being talked about as a build-to-suit trophy asset...

Finally ventured back into downtown today, the progress here really reminds you how long COVID has lasted.

Leasing info is up! Studio: $1,860-$2,100 1 Bed: $2,205-$2,875 1 Bed w/ Den: $2,605-$3,970 2 Bed: $3,370-$3,870 3 Bed: $5,596-$12,120 Seems in same chunk rent ballpark as AMLI Fountain Place, but they haven't released unit sizes yet so hard to directly comp. I think I'd side with Atelier as a better...

Looking great! Any word yet on projected rents and floorpans? Interested to see how this project stacks up vs. AMLI Fountain Place. Hoping for a speedy and profitable lease-up so we can see more projects on the empty lots just down Ross.

Wouldn't this be right on top of the proposed CBD East underground station on the D-2 alignment? If so, I agree w/ cowboyeagle05 they're probably just getting entitlements straightened out so they can market to a developer once D-2 begins to crystallize.
